TRIPLE E RENTAL REQUIREMENTS
All adults 21 years of age and older must complete an application and pay the rental application fee
1. Applicants must earn 3 times the monthly rent before taxes.
2. Applicants cannot have any evictions/eviction filings or judgments in the past 3 years.
3. Applicants must have positive rental references.
4. Applicants must have permanent employment.
5. Applicants cannot have any foreclosures in the past 3 years.
6. Discharged bankruptcies must be at least three years or older.
7. W2 Income required. All qualified non-W2 income applicants will require a double deposit. Must provide tax documents, Bank statements, and a copy of the previous year's 1099 document.
8. Contact your human resource department to find out your employers income verification process.
9. Applicants must be employed within the Indianapolis area or have written company authorization to work remotely. All approved remote applicants will require a double security deposit.

12. Criminal history may be a factor considered during the application process. Applicants cannot have a felony within the past 5 years.
NOTE: Applicants will be required to pay an additional $25 fee if Triple E is required to pay a third party verification company to confirm income.
NOTE: The application approval process consists of reviewing several variables. For example, but not limited to, income, employment status, rental history and credit. When reviewing credit the minimum criteria is a score of 500 or above; however, balances in collections, excessive late payments, repossessions, past evictions, past eviction filings or bankruptcies may decrease your approval score. Triple E uses a third party company to assist in calculating this score. Based on your approval score your application may be denied, approved, approved with a higher deposit or require a co-signer. This information can not be determined unless the application process has been completed.
Animal Policy
Animal are welcome with owner approval. When identified as animal welcome there is a $200 NON REFUNDABLE animal deposit plus $25.00 per month per animal MAX 2 animals.

*Please note, that Triple E Property Management is pet-friendly, however, all pets are subject to review and approval. Triple E reserves the right to restrict pets based on breed, size, weight and nature, inclusive of, but not limited to the list above.
**It is the responsibility of the applicant to disclose and confirm pet approval when applying to avoid forfeiture of any application fees.
